Fah Swe New Development Order
Full payment vs order-tied loan · 20% advance · 80% monthly · contract PDF
This page explains New development orders in the client portal: corrections, admin Final approve (lock), then Full payment or Loan payment. Loan financing here is tied to that locked order — it is not the catalog App Loan store at /program/loan.

1. What this is
New development is a standalone Service Order — you do not need an existing project. You describe scope cards, admin quotes and corrects, then Final approve locks the price.
After lock you choose how to pay: 100% of the locked cash quote now, or finance with a term fee plus a 20% advance on the financed total.
2. End-to-end flow
Step 1 — Dashboard → Orders → New development. Submit scope.
Step 2 — Quote and correction thread until admin Final approve (lock).
Step 3 — Open Pay: Full payment or Loan payment.
Step 4a — Full payment: pay 100%. After admin verifies, the project starts automatically (no long contract fill).
Step 4b — Loan: pick 1–12 months → identity, live ID camera, signature, live face → submit application (advance invoice created then) → pay advance → admin approves → project starts.
Step 5 — Admin approves loan KYC + advance → contract page (PDF view + download) + monthly schedule → project starts.
3. Full payment vs Loan
Full payment = confirm path to open the cash invoice. Project auto-starts only when the invoice is 100% paid. Admin may start the project once ≥50% is paid.
Loan payment = financed total first. Term fee = locked cash × 2% × months (1–12). Loan total = cash + term fee. No invoice while browsing months. After KYC submit, advance = 20% of loan total. Remaining 80% is split across those months.
Example: cash 400 USD, 2 months → term fee 16 USD → loan total 416 USD → advance 83.20 USD · remaining 332.80 USD · about 166.40 USD / month.
4. Loan steps (20% / 80%)
Months selector shows live totals: cash quote, term fee, loan total, advance 20%, remaining 80%, monthly amount. Changing months changes the loan total and the 20% advance.
Pay the advance invoice (proof as usual). ID and face use the device camera — not a gallery picker — so captures are live.
Identity: name, company, ID type, address, zip. Then ID front (and back if two-sided), canvas signature, live face verify. Camera permission is required to submit.
KYC images stay private (client contract page + admin). They never appear on Recent Work or public top-client profiles.
5. Contract, dues & banners
After approve, the contract page is a Fah Swe branded document: parties, locked value, advance, remaining schedule, legal default wording, and signature. Download the same content as PDF.
Installment table: month #, due date, amount, upcoming / paid / overdue.
Dashboard banners: a dismissible reminder appears 7 days before the next unpaid due date. On or after the due date an overdue banner replaces it until that installment is paid.
When the project is completed and published on Recent Work, only a short “loan process” note may appear — never KYC, IDs, signatures, or installment amounts.
6. vs App Loan catalog
Catalog App Loan (/loan, /dashboard/loans, /program/loan) is a product you apply for from the store.
New development loan is financing for a locked custom development order. Use this page for that path; use /program/loan for catalog app loans.
